These Terms of Use ("Terms") govern your access to and use of the website rahuldoesmortgages.ca (the "Site"), operated by Rahul Bedi, a licensed mortgage broker in Nova Scotia (NS Broker #2025-3000996, Brokerage #2025-3000995) and New Brunswick (NB License #260013435). By using the Site, you agree to these Terms. If you do not agree, please do not use the Site.

1. No financial or legal advice

Information on the Site — including blog articles, calculators, rate tables, and FAQs — is provided for general information only and does not constitute financial, legal, tax, or accounting advice. Mortgage advice is only provided after we have collected your specific information and reviewed your file. Always consult a qualified professional before making financial decisions.

2. Rates and product availability

Any mortgage rates, products, or lender programs displayed on the Site are illustrative and may change without notice. Final rates and approval are subject to lender review, credit approval, property valuation, and other conditions ("OAC"). Nothing on this Site constitutes an offer of credit.

3. Calculators

Mortgage calculators on the Site produce estimates based on the inputs you provide. Estimates do not include all costs (e.g., property taxes, insurance, condo fees, closing costs) and should not be relied upon as a commitment from any lender.

4. Submissions and accuracy

When you submit information through any form on the Site, you confirm that the information is true, accurate, and complete to the best of your knowledge. Submitting false or misleading information may result in lender rejection, regulatory consequences, or termination of services.

5. Intellectual property

All content on the Site — including text, graphics, logos, photographs, video, and code — is owned by Rahul Bedi or used under licence and is protected by Canadian and international copyright laws. You may view and print content for personal, non-commercial use. You may not copy, republish, modify, or distribute Site content without our prior written permission.

6. Third-party links and tools

The Site links to third-party websites and tools (lender portals, Calendly, WhatsApp, Google services). We are not responsible for the content, accuracy, or privacy practices of those third parties. Your use of those services is governed by their own terms and privacy policies.

7. Limitation of liability

To the maximum extent permitted by law, Rahul Bedi and his affiliated brokerage are not liable for any indirect, incidental, consequential, or punitive damages arising out of or related to your use of the Site, including loss of data, lost opportunities, or financial loss based on general information published on the Site. The Site is provided on an "as is" and "as available" basis without warranties of any kind, express or implied.

8. Indemnification

You agree to indemnify and hold harmless Rahul Bedi, his brokerage, and their representatives from any claims, losses, or expenses (including reasonable legal fees) arising from your breach of these Terms or your misuse of the Site.

9. Privacy

Your use of the Site is also governed by our Privacy Policy, which is incorporated into these Terms by reference.

10. Governing law

These Terms are governed by the laws of the Province of Nova Scotia and the federal laws of Canada applicable therein. Any dispute will be resolved in the courts of Nova Scotia.

11. Changes

We may revise these Terms at any time. The "Effective" date above reflects the most recent revision. Continued use of the Site after changes are posted constitutes acceptance of the revised Terms.
