Privacy Policy

Rahul Bedi Mortgage Broker ("we," "us," "our") is committed to protecting your personal information in accordance with Canada's Personal Information Protection and Electronic Documents Act (PIPEDA) and applicable provincial legislation in Nova Scotia and New Brunswick. This policy explains what we collect, why we collect it, how we use it, and the choices you have.
1. Scope
This policy applies to information collected through rahuldoesmortgages.ca, by phone, email, text/WhatsApp, in person, or through any forms, applications, or third-party tools we use to deliver mortgage brokering services.
2. Information we collect
We collect personal information you knowingly provide, including:
- Contact details: name, email, phone number, mailing address.
- Mortgage application data: date of birth, SIN (only when required for credit checks), employment, income, assets, liabilities, property details, banking information, and identification documents.
- Communications: messages you send via our contact form, email, SMS, WhatsApp, or voicemail.
- Technical data: IP address, browser type, device, pages visited, referring URL, and timestamps — collected automatically via cookies and analytics (see Section 5).
3. Why we collect it
- To assess mortgage eligibility and submit applications to lenders.
- To obtain credit reports from Equifax or TransUnion (with your consent).
- To respond to your inquiries and provide quotes or advice.
- To comply with FINTRAC, anti-money-laundering, and provincial regulatory requirements.
- To improve our website and marketing through aggregate analytics.
- To send service updates and (with your consent) occasional rate or market emails — you can unsubscribe at any time.
4. Consent
By submitting a form, starting an application, or contacting us, you consent to the collection and use of your information for the purposes described above. For sensitive information (credit checks, lender submissions) we obtain express consent — typically in writing or through a signed application. You may withdraw consent at any time, subject to legal or contractual restrictions, by contacting us at rahul@rahuldoesmortgages.ca.
5. Cookies & analytics
We use cookies and similar technologies to operate the site and understand how visitors use it. Cookies fall into two categories:
- Strictly necessary: required for core functionality (page navigation, form submission, security). These are always on.
- Analytics & marketing: set by Google Tag Manager and Google Analytics 4 to measure traffic, page performance, and the effectiveness of campaigns. These cookies only load after you accept via our consent banner. If you decline or ignore the banner, no analytics or marketing cookies are loaded.
You can withdraw analytics consent at any time by clearing your browser cookies for this site, or by emailing us. You may also disable cookies in your browser settings, though some site features may not work as intended.
6. Form submissions
Information you submit through our contact, booking, or application forms is transmitted over an encrypted (HTTPS) connection and stored in secure broker software used to manage client files. We do not sell your data and we do not share it with third parties except as needed to deliver the services you've requested (e.g., submitting an application to a lender).
7. Who we share information with
- Lenders you apply with through us.
- Credit bureaus (Equifax, TransUnion) for credit checks with your consent.
- Service providers who help us run the business (CRM, email, document signing, hosting). These providers are bound by confidentiality obligations.
- Regulators or law enforcement when required by law (e.g., FINTRAC reporting, court orders).
We do not sell, rent, or trade your personal information for marketing purposes.
8. Retention
We retain client files for the period required by provincial mortgage brokering regulations (typically 7 years after the last transaction) and then securely destroy them. Inquiry-only data may be retained for a shorter period for follow-up purposes.
9. Safeguards
We use physical, organizational, and technological safeguards to protect your information — including encrypted transmission, access controls, password-protected systems, and staff training. No method of transmission over the internet is 100% secure, but we work hard to protect your data.
10. Your rights
Under PIPEDA you have the right to:
- Access the personal information we hold about you.
- Request correction of inaccurate information.
- Withdraw consent (subject to legal/contractual limits).
- Make a complaint to our Privacy Officer, and ultimately to the Office of the Privacy Commissioner of Canada.
