Nova Scotia 2% Down Program (NS only). Nova Scotia's flagship first-time buyer program lends you an interest-free 2% of the purchase price toward your down payment, repayable over ten years. The price cap is roughly $570,000 in the Halifax Regional Municipality and lower in other parts of the province, which covers most peninsula condos and starter homes. It is a Nova Scotia program — New Brunswick and PEI buyers can't use it, so we build their down payment a different way.

Deed and land transfer tax differ in every province. Nova Scotia charges a municipal deed transfer tax that runs up to 1.5% in HRM and less in some counties, plus a 10% non-resident tax where it applies. New Brunswick charges 1% of the greater of the assessed value or the purchase price. PEI charges 1% with an exemption for qualifying first-time buyers. FHSA + RRSP Home Buyers' Plan stacking. The federal First Home Savings Account lets you contribute $8,000 a year up to $40,000, deductible going in and tax-free coming out for a qualifying home. The RRSP Home Buyers' Plan adds up to $60,000 per buyer. Stacked between two partners in Atlantic Canada's price range, that's frequently the entire down payment plus closing costs — and in Nova Scotia it can layer on top of the 2% Down Program.

The federal stress test still applies. Every insured and most uninsured files qualify at the contract rate plus 2%, or 5.25%, whichever is higher — identical in NS, NB, and PEI. Atlantic prices are gentler than Toronto or Vancouver, but the stress test is what actually sets your maximum, so we run it on every file before pre-approval. Does the Nova Scotia 2% Down Program apply in New Brunswick or PEI?

No. The NS 2% Down Program is a Nova Scotia provincial program only — it lends first-time buyers an interest-free 2% down-payment top-up on qualifying purchases (roughly a $570,000 price cap in HRM, lower elsewhere in the province). New Brunswick and PEI buyers don't have an equivalent provincial program, so we build the down payment from the federal FHSA, the RRSP Home Buyers' Plan, and gifted funds instead.
