Choice with context
Mortgage lender options
Access to over 50 lenders means more than a longer list. It lets Rahul narrow the options by the guidelines, property, payment and mortgage terms that fit your file.
Availability depends on your file, the property and each lender's current eligibility requirements. No approval or particular interest rate is guaranteed.
Four lender categories, different strengths
Big banks
Familiar national institutions with a range of residential mortgage products. Qualification rules, prepayment terms and registration type can differ even when payments look similar.
Monoline lenders
Lenders focused on mortgage lending, often accessed through mortgage brokers. They can offer useful term, prepayment and qualification options for suitable files.
Credit unions
Member-based financial institutions with provincially regulated lending programs. Their approach to local properties, income and exceptions can differ from national banks.
Alternative and private lenders
Options for some files that do not fit conventional guidelines. These can involve higher borrowing costs, fees and shorter terms, so the exit plan and full cost need careful review.
How the shortlist is built
The right comparison starts before a rate quote. We first establish what the file needs, then compare lenders whose current guidelines and products fit.
- Income type and supporting documents
- Credit history and existing debt payments
- Down payment, equity and transaction type
- Property location, condition and intended use
- Term, amortization, prepayment privileges and penalty structure
- Fees, cash to close and the likely total borrowing cost
Compare the mortgage, not just one number
Two mortgages with similar payments can behave very differently when you move, refinance, make an extra payment or break the term. We review prepayment privileges, penalty calculations, portability, registration type and any restrictions alongside the interest rate.

Lender questions, answered
Do you work with more than 50 lenders?
Rahul has access to over 50 lenders. That does not mean every lender or product is available for every client; the useful shortlist depends on your income, credit, down payment, property and transaction.
Will you name a lender before reviewing my file?
We can discuss lender categories and general guidelines, but a meaningful recommendation requires your documents and property details. Lender policies and product availability can also change.
Does more lender choice guarantee approval?
No. Every application remains subject to lender, insurer and property requirements. The purpose of comparing options is to find a suitable fit, not to promise an approval.
Does a broker choose the lender paying the highest commission?
The recommendation should be based on fit, total borrowing cost and mortgage terms. Broker compensation and any borrower-paid fee must be disclosed as required. You can ask why a lender is being recommended before proceeding.
