The application form itself is hosted on a Canadian, SOC 2-certified mortgage platform — the same back-end software used by hundreds of independent brokerages across the country. You'll be guided through four short sections (income, assets, debts, and property), and you can save and come back at any time. Nothing gets submitted to a bank or insurer at this stage; everything lands with Rahul first for a personal review. If you're not sure how to answer a question, leave it blank and we'll fill it in together on the follow-up call — the form is a starting point, not a test.

Once Rahul has read your file, you'll get a callback (or text, if you prefer) usually the same business day and always within 24 hours. On that call we confirm what you're trying to do, talk through which of our 50+ lenders fit your specific situation — including monolines, credit unions, and alternative B-lenders most banks won't mention — and decide together which one to submit to first. From submission to a real, lender-issued commitment is typically 24 to 72 hours for a standard purchase or refinance; complex files (self-employed, non-resident, private exits, construction draws) can take longer but are tracked transparently through the encrypted portal so you always know where things stand.

What the application asks for

The online form walks you through four short sections. You don't need to upload documents at this stage — just type in what you know. Anything you're unsure of, leave blank and Rahul will fill it in with you on the follow-up call.

  • Income & employment. Your employer, job title, gross annual income, length of time at your job. If you're self-employed, your business name and the last two years of net income from your T1s.
  • Assets & down payment. Roughly what you have in savings, RRSP, TFSA, FHSA, investments, or coming from the sale of an existing home — and where the down payment will come from.
  • Debts & obligations. Credit card balances, car loans or leases, student loans, lines of credit, child support — the basic monthly picture lenders use for qualifying.
  • Property info. Whether you're buying, refinancing, or renewing. If you have a specific property in mind, the address, price, and closing date. If you're shopping, just your target price range and area.

How long it takes & what happens next

Most people finish the form in 8 to 12 minutes. You can save and come back if you need to dig up a number. Nothing is submitted to any lender at this stage — the application lands with Rahul only.

Once you hit submit, Rahul personally reviews your file (usually the same day, always within one business day) and calls or texts you back to confirm the details, request any missing documents, and walk you through which lenders best fit your situation. From there we issue a real pre-approval with a 90–120 day rate hold, or — if you already have an accepted offer — move straight into conditional underwriting.

Your credit is not pulled when you submit. A soft or hard pull only happens after we've talked and you've given explicit written consent to a specific lender submission.

The full application process, step by step

Here's exactly what happens from the moment you start the form to the day your mortgage funds — so there are no surprises along the way.

  1. Submit the online application (8–12 minutes).

    Fill out the four sections above. No documents required yet — just type in what you know. Save and resume any time.

  2. Rahul reviews your file within 24 hours.

    Every application is read personally — never auto-routed to a junior. Rahul flags anything that needs clarifying and identifies which of our 50+ lenders are the strongest fit for your situation, rate, and product type.

  3. Discovery call & document collection.

    A short call (15–20 minutes) to confirm the details and walk you through your options. Then we collect the standard supporting documents through our encrypted upload portal — see the checklist below.

  4. Lender matching & options presented.

    Rahul submits to the lender(s) most likely to give you the best combination of rate, prepayment privileges, and qualifying flexibility. You'll see the actual options side-by-side — not just one bank's offer — and pick what fits.

  5. Approval, conditions, and close.

    Once you choose a lender, we manage conditions (appraisal, lawyer, insurance), coordinate with your realtor, and stay on the file all the way through to funding day.

Documents you'll be asked for

You don't need any of these to start — they come after the discovery call. Typical full-doc file:

  • Government-issued photo ID — driver's licence or passport for each applicant.
  • Proof of income — your two most recent pay stubs, plus T4s and/or Notices of Assessment for the last two years.
  • Employment letter — on company letterhead, signed, confirming your role, salary, and length of employment.
  • 90 days of bank statements — to verify the down payment is yours, gifted, or from an approved source (anti-money-laundering rules).
  • If self-employed: two years of T1 Generals with all schedules, plus business financials or six months of business bank statements.
  • Property documents (if you have an accepted offer) — the signed purchase agreement and MLS listing.

Your privacy is protected at every step. Documents are uploaded through a SOC 2 Type II certified portal with bank-grade encryption (TLS 1.2+ in transit, AES-256 at rest), stored on Canadian servers, and shared only with the specific lender you approve. We're fully PIPEDA-compliant, never sell or share your data for marketing, and you can request deletion of your file at any time.

How your information is protected

The application portal is hosted on a SOC 2 Type II certified Canadian mortgage platform with bank-grade encryption in transit (TLS 1.2+) and at rest (AES-256). Your data is stored on Canadian servers and is only ever shared with a lender after you've reviewed and approved the specific submission. We comply with PIPEDA, do not sell or share your information for marketing, and you can request deletion of your file at any time by emailing rahul@rahuldoesmortgages.ca.
