What to expect buying in Ottawa in 2026

Ottawa is Ontario's second-largest city with roughly one million residents and the most employment-stable housing market in the province. Federal public service, the Kanata North tech corridor, uOttawa and Carleton, and a large healthcare sector keep demand steady through rate cycles that hit Toronto much harder. Detached homes typically run $700K–$950K in Barrhaven, Kanata, Orléans, and Riverside South, with condo and townhome product in Centretown, Hintonburg, and Westboro from about $400K.

Unlike Toronto, Ottawa charges no municipal land transfer tax — you pay only the provincial Ontario LTT, and first-time buyers can claim up to $4,000 back. That single difference makes Ottawa's cash-to-close meaningfully lighter than a comparable GTA purchase, and it's one of the reasons the market keeps drawing relocating families.

Rahul is Ontario-licensed (License #M26001833, FSRA) and handles Ottawa files remotely — secure upload, e-signed commitments, evenings and Saturdays on Eastern time.

FAQ

Does Ottawa have a municipal land transfer tax like Toronto?

No. Ottawa buyers pay only the provincial Ontario Land Transfer Tax. On a $750,000 purchase that's roughly $11,475, and first-time buyers can claim up to $4,000 back. Toronto's second municipal tax does not apply anywhere outside the City of Toronto.

Do federal public service and CAF incomes help my approval?

They do. Indeterminate federal employment and CAF service are among the cleanest income types to underwrite — stable, pensionable, and well understood by every lender. Term and casual contracts need a bit more history, and we know which lenders will count them.

Can you handle a new-build in Barrhaven or Riverside South?

Yes. New-build purchases usually need a longer rate hold and, for some builders, progress-draw financing. We start those files early, keep the hold alive through builder delays, and requalify only if something material changes.

What if I'm being posted and my closing dates don't line up?

That's bridge financing, and it's routine. If your purchase closes before your sale, a bridge loan covers the gap for a few days or weeks. We arrange it alongside the main mortgage so there's one file, not two.

Are you actually licensed in Ontario?
