The Rebuild Roadmap

A short, practical guide to getting back to a mortgage after a bankruptcy or consumer proposal — the three paths, the credit rebuild that decides everything, and what to gather before you apply.

The three paths back to a mortgage

  1. A-lender (best rate). Generally ~2 years past discharge or proposal completion, plus 2 re-established trade lines paid on time for ~2 years, each around $2,000+. Default insurance (CMHC/Sagen) typically isn't available until 2 years past discharge, so before that, an A-lender purchase usually needs 20% down.
  2. B-lender (bridge). Regulated alternative lenders built for this situation — they look past the score to the story. Often within ~1 year of discharge with a genuine credit rebuild and 10-20% down. Slightly higher rate plus a lender fee; most clients refinance to A-lender pricing once they clear 2 years.
  3. Private (equity-driven). For people still in a proposal or recently discharged with no rebuilt credit. Approved on equity and the deal, closes quickly, higher cost, short term (often 12 months). Used only with a written exit plan back to a B- or A-lender.

The rebuild checklist

  • Open two new trade lines as soon as possible — even a small secured card counts.
  • Keep balances under ~30% of the limit and pay on time, every time.
  • Don't close old accounts in good standing — length of history matters.
  • Pull your credit report and fix errors: accounts that should show as included-in-proposal or discharged but still show owing.
  • Two clean trade lines for two years is often the difference between a B-rate and a bank rate.

What to gather before you apply

  • Trustee discharge or proposal completion certificate.
  • Most recent credit report (free from Equifax or TransUnion).
  • Two most recent pay stubs and a job letter, or 2 years T1 Generals if self-employed.
  • 90-day history on your down payment source.
  • Photo ID and proof of address.
