Three paths back to a mortgage
The right path depends on how far past discharge you are, the credit you've rebuilt, and the down payment you have. We'll figure that out together.
Path 1
A-lender — best rate
Generally about 2 years past discharge or proposal completion, plus 2 rebuilt trade lines paid on time for ~2 years. CMHC/Sagen default insurance typically isn't available until 2 years past discharge, so before that you'll usually need 20% down.
Path 2
B-lender — back in the market sooner
Regulated alternative lenders built for this situation. Often within ~1 year of discharge with a genuine credit rebuild and 10-20% down. Slightly higher rate + a lender fee — a bridge until you refinance to A-lender pricing.
Path 3
Private — equity-driven, fast
For people still in a proposal or just discharged with no rebuilt credit. Approved on equity, closes quickly, ~12-month term. Higher cost, used only with a written exit plan back to a B- or A-lender.
The rebuild that decides everything
Two clean trade lines for two years is often the difference between a B-lender rate and a bank rate. Start the day you file — not the day it ends.
- Open two new trade lines now — even a small secured card counts.
- Keep balances under ~30% of the limit and pay on time, every time.
- Don't close old accounts in good standing.
- Fix credit-report errors where discharged or included-in-proposal accounts still show owing.
